Sixty-year-old houses, sixty-year-old texture. Matching it is the job.
Citrus Heights is the clearest older-housing-stock city on my list. Single-story ranch houses, mostly built in the 1960s and 70s — the Rusch Park and Sylvan Corners wave through the mid-60s, then Larchmont Northridge into the 70s.
These are good, solid houses. They're also houses where every original component has now had sixty years to reach the end of its life at roughly the same time.

What comes up here
Sixty-year-old knockdown and orange peel doesn't match a modern spray straight out of the gun. It needs a test board and adjustment before it goes near your wall. This is the single most common reason a repair in an older Citrus Heights house looks like a repair.
The interior doors in these houses are usually original hollow-core slabs on original hinges. Sixty years of use and the hinge screws have chewed out their holes, so the door drops and starts catching the jamb. That's a screw-and-backing fix far more often than it is a new door.
A lot of the original fence lines are on their second or third set of boards but the first set of posts. When the post is what failed, replacing boards is money spent on a fence that will still lean.
These neighborhoods have full-grown canopy. Gutters fill faster here than in the newer parts of the county, and a full gutter through a wet Sacramento winter is how fascia boards rot out.
