Sacramento houses, and what they need

Sacramento is the only place on this list where I cannot tell you what your house is like from the name of the city. Within the same city limits there are pre-war bungalows, post-war tracts, 1970s and 80s subdivisions and streets finished this decade — and the same symptom has a different cause in each of them.

A sticking door in a ninety-year-old house is a frame that has moved. The same sticking door in a fifteen-year-old house is usually a hinge and a house that has settled once. Same complaint, different fix, different price. That is why I ask for a photo before I put a number on anything here.

Sacramento Valley soil swells when it is wet and shrinks when it is not, and it does that every single year. Across the city that shows up as doors that only stick in one season, hairline cracks that reopen each winter above the same doorway, and fence posts that go loose without the fence ever being hit by anything. None of it is dramatic. All of it comes back if only the symptom gets fixed.

Both. Sacramento is where I am most days — the suburb pages exist because the houses in those towns genuinely differ, not because the city is an afterthought.
Can you come the same day?
Sometimes, and I will say so straight away rather than string you along. I answer between 7am and 9pm. If today is not possible I will give you the real next slot instead of a maybe.
How do I get a price without you driving out?
