New-construction stucco cracks

Houses settle into Sacramento Valley clay hardest in their first five to ten years. In the newer Elk Grove subdivisions that shows up as hairline stucco cracks and nail pops in the drywall — cosmetic, annoying, and completely fixable. It isn't a foundation problem and you should be suspicious of anyone who tells you it is.

Builder-grade fences warping early

Production-built fences here use thinner pickets and lighter hardware than an older fence would have. They tend to cup and warp several years sooner than people expect, and the gates go first. Replacing failed boards and upgrading the gate hardware is usually cheaper than a new fence and lasts longer than the original did.

HOA rules on anything visible

Settlement. Expansive clay soil swells in the wet season and shrinks in the dry one, and a newer house is still finding its level. Cracks above doorways and at wall corners are the normal result. They patch and texture out fine.
